Smooth move @Gallowbraid -- @woody used to be a realtor. Maybe tell him that his dog is butt-ugly, too.
;)

Glad to hear he got out of the profession. Don't get me wrong, I've met some real estate agents that were nice people. Before she passed my mother was an agent, but I'm of the opinion that the profession exists because people generally don't want to negotiate one on one, and real estate transactions have been made overly complex. My selling agent has done nothing, absolutely nothing, to help us sell our home other than getting it into the MLS systems. She actually hurt our initial entry into the market with poor photos and mistakes in the property description and address. So for some bad photos, a few signatures on an agreement and a failure to return phone calls in a timely manner I'll be giving her $13,000. Seems reasonable. This, unfortunately, has been my experience with most agents.

I won't speak ill of @woody's dog. My experience with dogs over the years has been quite positive. :D

Where did you decide to go?

The Town Lake area of Woodstock. We made an offer on a house in the Eagle Watch subdivision last night. Waiting to hear back.

Yes, I tease... realtors - not the noblest of professions. Our experience when locating a place in Virginia was that our fellow was pretty much useless. Never connected with our desires, poor negotiator, hard to reach. Inevitably, my own search of properties on-line located the place most closely matching our needs, and even then I had to do all the contacting between agents. But he still got his commission... for nothing.

Above comments sound like one could be talking about past and current politicians as well as realtors. We as buyers/ sellers have to make informed and prudent decisions on who will represent us in these transactions. It's a complex issue to investigate their sales/listing history but not all that difficult. Picking an agent based on cute signs, cleavage, being someones nephew etc. will probably get less than desirable results. It's a mine field to be sure. Just for the record I have never been a realtor (there are things even I won't do) and while my dog may be Butt ugly he is a retired military working dog with multiple deployments. Oh I did stay at a Motel 6 once

I remember the realtor I used when building/buying the house I am now. I should have fired her. Can you fire your realtor at closing? Yes, she was that bad...

We have been using one in Huntsville, looking for a new house / land. When I call her to see something, she is responsive. However, she never calls me with suggestions of things to see. Isn't that part of her job? Sure, I get daily emails from their automated system, but that is not the same thing.

I guess the old adage applies - if you want it done right (or done at all) you have to do it yourself.

Nice. You're moving into the city. You'll love it! Crowds, traffic, noise, light pollution...

Wouldn't it have been easier to get the in-laws to move to the mountains?

Interesting views on the real estate agents, many of which I share. My last experience selling a home was so bad that I swore I would never do it again. I did just make Terri read through the comments to give her insight into the client side. She just finished her real estate broker class and will be testing for her pre-license. I think that the experiences we have had with previous agents (not the same as brokers) will prepare her to be responsive with clients and not just chasing commissions.

Yep sounds like you need someone that's more motivated?

While there are bad apples in every bunch, lawyers, accountants, brokers, real estate agents...you get the picture, the agent I had 21 years ago when I sold my last house was fantastic. She'd represented us on the purchase 9 years earlier and this subsequent sale. She specialized in our neighborhood and knew everyone and everything about the houses. She honestly worked for her commission and had a lot of respect in the neighborhood because of it. She was involved in either the purchase or sale on just about every house in our little neighborhood. Best part was during the buyer's agent talk presenting their offer, he obviously low balled and nicely badmouthed our property. Part of his job - but he was smug about it and that P!$$ed me off. I and my agent let this big shot dig his hole as deep as possible...it was fun to watch. I then looked the dude in the eye and said that my asking was take it or leave it as we were just on the market. My agent and I had a big belly laugh afterward as she didn't like him either and had done her job preparing me for the meeting. She was even better than I at holding both our tongues from saying anything during this buffoon's presentation.

...and not to leave you in suspense...they bought at my asking price, which was the highest in the neighborhood at that time. I'm laughing now 21 years later as I've typed this because the buffoon's look on his face when I gave him the take it or leave it was Mastercard Priceless as I think he was expecting me to counter, which I didn't! My agent new her stuff as history in that market bore out on the price I got for some time. This was '97 for those of you that know the roller coaster real estate prices here in SoCal.
