That's where a good realtor comes in?
There is no such thing.

Smooth move @Gallowbraid -- @woody used to be a realtor. Maybe tell him that his dog is butt-ugly, too. There is no such thing.
Random thought: Buying a house and selling a house in today's market is a nightmare.
My dog is butt ugly, wait what?

Where did you decide to go?
Glad to hear he got out of the profession. Don't get me wrong, I've met some real estate agents that were nice people. Before she passed my mother was an agent, but I'm of the opinion that the profession exists because people generally don't want to negotiate one on one, and real estate transactions have been made overly complex. My selling agent has done nothing, absolutely nothing, to help us sell our home other than getting it into the MLS systems. She actually hurt our initial entry into the market with poor photos and mistakes in the property description and address. So for some bad photos, a few signatures on an agreement and a failure to return phone calls in a timely manner I'll be giving her $13,000. Seems reasonable. This, unfortunately, has been my experience with most agents.
Above comments sound like one could be talking about past and current politicians as well as realtors. We as buyers/ sellers have to make informed and prudent decisions on who will represent us in these transactions. It's a complex issue to investigate their sales/listing history but not all that difficult. Picking an agent based on cute signs, cleavage, being someones nephew etc. will probably get less than desirable results. It's a mine field to be sure. Just for the record I have never been a realtor (there are things even I won't do) and while my dog may be Butt ugly he is a retired military working dog with multiple deployments. Oh I did stay at a Motel 6 once

The Town Lake area of Woodstock. We made an offer on a house in the Eagle Watch subdivision last night. Waiting to hear back.
Nice. You're moving into the city. You'll love it! Crowds, traffic, noise, light pollution...
Wouldn't it have been easier to get the in-laws to move to the mountains?
Interesting views on the real estate agents, many of which I share. My last experience selling a home was so bad that I swore I would never do it again. I did just make Terri read through the comments to give her insight into the client side. She just finished her real estate broker class and will be testing for her pre-license. I think that the experiences we have had with previous agents (not the same as brokers) will prepare her to be responsive with clients and not just chasing commissions.

Did I miss something? Weren't y'all in Pennsylvania, and Terri doing marketing?
Yep sounds like you need someone that's more motivated?I remember the realtor I used when building/buying the house I am now. I should have fired her. Can you fire your realtor at closing? Yes, she was that bad...
We have been using one in Huntsville, looking for a new house / land. When I call her to see something, she is responsive. However, she never calls me with suggestions of things to see. Isn't that part of her job? Sure, I get daily emails from their automated system, but that is not the same thing.
I guess the old adage applies - if you want it done right (or done at all) you have to do it yourself.
